Visakhapatnam: The Confederation of Real Estate Developers' Associations of India (CREDAI), Visakhapatnam has requested the Andhra Pradesh Stamps and Registration department to introduce a Project ID-based framework under CARD 2.0, aimed at streamlining the registration process for gated communities and large residential projects.

The proposal comes in the wake of CREDAI's acknowledgment of the benefits brought about by CARD 2.0, such as enhanced digital governance, transparency, and public service delivery. However, the confederation pointed out that the existing process, which requires generating check slips prior to registration, is taking up considerable time, especially for large residential projects where this process can extend beyond 90 minutes.

Proposed Framework: Simplifying Registration Workflows

According to E. Ashok Kumar, the Visakhapatnam president of CREDAI, each project would be assigned a unique Project ID after the registration of master project data. This ID could then be used for all unit-wise registrations within the same development project, significantly cutting down on repetitive procedures.

The proposed CARD 2.0 framework, envisages several key improvements:

  • Permanent storage of landowner and GPA holder details to facilitate auto-population in future transactions.
  • Single-time OTP verification for authorised signatories to avoid redundancy.
  • Centralised storage of verified link documents, reducing manual entry processes.
  • Automatic retrieval of project data to further reduce time spent on manual entries.
  • This system suggests would substantially reduce the check slip generation time, improve data accuracy, and enhance operational efficiency for both applicants, developers, and departmental officials. Kumar emphasized that CARD 2.0 is a significant step towards modernizing registration services, which are crucial for real estate development in AP.
